I can’t emphasize enough the power of testimonials. You should be getting testimonials from everyone you can. From tenants, from sellers, from Realtors (if you choose to work with this evil bunch……..kidding). I harp on this all the time, but how many of you are actually getting them I know they have helped me close many deals when the seller was first a little iffy on selling their house to me (they are also an important part of the Ultimate Deal Closing Kit you should bring with you to a sellers house).

 

Alright. So how do you get these testimonials First, let’s start with the testimonial request.

 

You will mail and email a short paragraph that goes like this

 

Dear Mr. Seller,

Thank you so much for allowing our company to serve you. I was wondering if you would be able to do a quick favor for me Could you write us a brief testimonial letter This is something we would greatly appreciate because your letter allows us to spend less time marketing and more time helping people who need to sell their house quickly.

 

Thank you in advance for taking your valuable time to write us a testimonial and please let me know if there is anything else that we can do for you.

That’s the basics of the note you will send. I would email this to the person and I would also send them a snail mail letter. When you send the letter, I would make sure and include a self-addressed stamped envelope (you want to make it as easy as possible to respond). Now, the big problem with getting testimonials is that the majority of people will never get back to you. That’s why you must ask everyone. The more people you ask, obviously the more testimonials you’ll get. I would also follow up with people 2-3 times. You don’t want to annoy them, but you want to kindly remind them you would appreciate the testimonial.

 

As soon as you have finished the deal, I would send the letter. So as soon as you get back from closing, put the letter in the mail and send the email…..don’t wait too long or you will be forgotten. You need to strike while the irons hot and the people are thankful for your help.

 

Don’t be shy, and don’t be afraid to ask. The more
testimonials you get in life, the more successful you’ll be.
